On request: the unit plan for a 1 BHK or a 2 BHK, the typical floor plate for a named floor, and the carpet area of a named unit.
Ask what an area figure is measuring
Carpet, built-up and saleable are three different numbers for the same home, and only carpet is the space you can furnish. An area given without its basis is not a fact about the home, it is a number. Get the basis written in the same line as the figure.
What to request, precisely
- The area statement for a named unit on a named floor, showing RERA carpet area and any balcony or enclosed balcony area separately.
- The typical floor plate for the floor that unit is on, so you can see what adjoins it and how far it is to the lift core.
- Confirmation of how the 701 residential units split between 1 and 2 BHK.
- The same carpet figure as written in the draft agreement for sale. If the sheet and the agreement differ, the agreement governs.
What you can rely on today
The registration: 710 units, of which 701 are residential and 9 non-residential, 49 proposed floors, 43 sanctioned, 40 habitable, completion 31 December 2032. And the podium arrangement, including six lifts per core, which is visible on the drawings.
Ask which registration number covers the wing your flat is in, then read the floor count and the registered completion date off that certificate. The figures above are for Wing D. Wing D detail.
