Price at Haware Swaraj is on request, and so is the carpet area. Both come from the developer's current cost sheet for a specific unit on a specific floor.

A rate per square foot only means something once you have the carpet area to divide by, so ask for the two together. A rate quoted without the carpet area it is measured against is a headline, not a rate.

Floor rise matters more here than usual

Wing D is registered with 40 habitable floors. On a building that tall, the difference between a low floor and a high floor in the same unit line is a substantial sum, and it is usually quoted vaguely or folded into the headline. Ask for the floor-rise rate as its own line, per floor.

It also changes what you are buying. The site looks out over open hill country rather than into neighbouring towers, so height buys a genuinely different outlook here, not just bragging rights.

The four documents that settle it

1. The MahaRERA certificate for the wing your flat is in. PR1331012502333 covers Wing D.
2. The area statement for your specific unit, not for the configuration.
3. An itemised cost sheet: agreement value against carpet, floor rise as a rate, stamp duty and registration, GST, parking, maintenance, and the club, development, infrastructure and legal charges each on their own line.
4. The draft agreement for sale. The carpet area and completion date written here are the ones that bind.
