Start with the date, because it drives everything
The registered completion is 31 December 2032. For an investor that is the single most important number on the page, and it cuts both ways.

What you cannot verify, and should not accept as given
Carpet areas and prices are on request, so no rate per square foot exists for this project until you hold a cost sheet. That means any yield or appreciation percentage quoted to you has been built on a number nobody has shown you.
Rental projections for a building completing in 2032 are estimates about a market seven years out. Treat them as opinion.
The one structural thing worth weighing
710 homes in a single wing is a lot of inventory in one building. When it completes, a large number of similar units reach the resale and rental market at the same time, from the same address. That is a real consideration for an investor and it is rarely mentioned. Ask how the 701 residential units split across 1 and 2 BHK before you assume your unit type will be scarce.
