Start from the cost sheet, not a headline
Price and carpet area at Haware Swaraj are both on request, and they come together. A rate per square foot without the carpet area it is measured against is a headline, not a rate.
Build the number in this order
- Pick a specific unit on a specific floor. Not a configuration.
- Get its RERA carpet area from the area statement, with balcony area stated separately.
- Get the itemised cost sheet for that unit.
- Add every line, then divide by the carpet area. That is your all-in cost per carpet square foot, and it is the only figure comparable across projects.
The lines that must be itemised
- Agreement value against the carpet area of that unit
- Floor rise, as a rate per floor
- Stamp duty and registration, which are statutory and sit outside the agreement value
- GST at the applicable rate
- Parking, and whether it is allotted or first-come
- Maintenance, and how many months are collected in advance
- Club, development, infrastructure and legal charges, separately
- The payment schedule against construction milestones
Floor rise deserves its own paragraph here
Wing D is registered with 40 habitable floors. On a tower that tall, floor rise between a low and a high floor in the same unit line is a large sum, and it is routinely folded into a headline or quoted loosely.
It also buys something specific at this site. The outlook is over open hill country rather than into neighbouring buildings, as the dated site photograph shows, so height changes the view materially. Decide whether that is worth the rate, with the rate in front of you.
And add the carry
Completion is registered for 31 December 2032. Rent paid until then belongs in the cost of this purchase.
Ask which registration number covers the wing your flat is in, then read the floor count and the registered completion date off that certificate. The figures above are for Wing D. Wing D detail.
