1. Understand what you are being sold
One registered wing: 710 units, of which 701 are residential and 9 non-residential, across 49 proposed floors, 43 sanctioned, 40 habitable, completing 31 December 2032. Homes are 1 and 2 BHK. Registration PR1331012502333, promoter Bhagwati Haware Properties Supertech.
2. Get the carpet area before the price
Carpet areas here are on request. Get the area statement for a named unit first, then the price, then divide. In that order you have a rate you can compare; in the other order you have a headline you cannot.
Ask explicitly whether any area quoted is carpet, built-up or saleable. They are different numbers and only carpet is what you can furnish.
3. Budget the whole cost, not the agreement value
Ask for these as separate lines: floor rise per floor, stamp duty, registration, GST, parking, maintenance advance, and club, development, infrastructure and legal charges.
Floor rise is a live issue on the forty habitable floors registered in Wing D. The same flat eight floors up is a different price and often a different quote entirely.
4. Add your rent to the price
The registered completion is 31 December 2032. If you rent until then, count that rent as part of what this home costs you. It is the single most common omission a first-time buyer makes, and here the horizon is long enough that it changes which project is actually cheaper.
5. Check the loan against the registered date, not the marketed one
Lenders assess against the registered completion. Take the certificate to your bank rather than a brochure, and ask what happens to your EMI schedule if handover moves.
6. Questions worth asking on site
- Which wing is this flat in, and which registration number covers that wing?
- How do the 701 residential units split between 1 and 2 BHK?
- How many homes are on my floor, and how many lifts serve them?
- Which podium amenities arrive with handover, and which come later?
- Is the specification in the agreement's schedule the same as what I am being shown?
Ask which registration number covers the wing your flat is in, then read the floor count and the registered completion date off that certificate. The figures above are for Wing D. Wing D detail.
