What a township charges you for
Scale. Internal roads, schools, retail, sports facilities, managed landscaping, a brand premium and an integrated-living pitch. If your household will genuinely use a school inside the gate and a retail strip you can walk to, that premium buys something real.
If you will not, you are paying for infrastructure you drive past.
What a standalone tower charges you for
The building. Haware Swaraj is one registered wing: 710 units, of which 701 are residential and 9 non-residential on 49 proposed floors, 43 sanctioned, 40 habitable, with amenities concentrated on two podium levels rather than spread over acres.
The trade is straightforward. Less scale, usually a lower entry price, one registration and one handover date to track instead of several.
The five questions that decide it
- Which amenities will you use weekly? Be honest. A squash court and a mini theatre you use are worth more than a golf course you do not.
- How long will you hold? Townships tend to have deeper resale demand from brand recognition. A standalone tower's resale rests on the address and the building's condition.
- How many registrations do you have to track? One here, explicitly Wing D. A township may be several, and you must confirm which covers your flat.
- What is the all-in cost per carpet square foot? Not the headline. Itemise and divide.
- What is the registered completion? 31 December 2032 here. Compare against the registered date elsewhere, never the marketed one.
Where this project's answers sit
Documented and checkable: the scope, the completion date, six lifts per core, and an amenity list drawn on the developer's own layouts. Also the outlook, which is visible in a dated site photograph rather than only in a render.
On request: carpet areas and price. Those two you have to get on a call before any comparison is real.
