Why brochure comparisons mislead
Two projects can quote a similar price and a similar area and be genuinely different purchases, because the two numbers may not be measuring the same thing. One may quote carpet and the other saleable. One price may include floor rise and the other may not. One registration may cover the whole scheme and the other a single wing.
The fix is to compare documents rather than claims.
Start with the certificate

Pull the equivalent certificate for anything you compare it against, and line up the same six fields. Where a project cannot produce one for the specific wing you are being shown, that is your answer.
The six-point method
- Scope. What does the certificate cover: the scheme, a phase, or one wing?
- Registered completion. Not the marketed date. Where they differ, ask why.
- Carpet against carpet. Get the label on every area figure.
- All-in cost, itemised for a named unit on a named floor.
- Lifts per home per core. Count on the plan, divide by homes per floor.
- Amenities drawn or asserted. A labelled layout beats a headline count.
