The problem with a budget bracket
"Under fifty lakhs" is a headline, and headlines in this belt routinely exclude floor rise, parking, club charges, the maintenance advance, stamp duty, registration and GST. Two homes at the same headline can differ by lakhs once those are added.
So the bracket is a filter for which projects to look at, not a basis for choosing between them.
Use all-in cost per carpet square foot
Ask for an itemised cost sheet for a named unit on a named floor, add every line, and divide by the RERA carpet area of that unit. That single number is comparable across projects in a way a headline never is.

Then check what your money buys structurally
At this budget, four things separate projects more than finishes do:
- Lifts per home. Haware Swaraj shows six lifts per core on the podium drawings, across the 49 proposed floors registered in Wing D. Count the equivalent anywhere you compare.
- Whether the amenities are drawn. The podium layouts here label a squash court, mini theatre, banquet hall, library and creche. Ask to see the equivalent drawing anywhere you compare.
- Registration scope. PR1331012502333 covers one wing, explicitly. Confirm what covers your flat wherever you buy.
- Registered completion. 31 December 2032 here. If you pay rent until handover, add it to the price and compare again.
The thing most likely to change your answer
The carry cost. In this bracket buyers are usually rent-paying, and a longer build swallows the price advantage. Do that arithmetic before the site visit, because it is the calculation most likely to change which project wins.
Ask which registration number covers the wing your flat is in, then read the floor count and the registered completion date off that certificate. The figures above are for Wing D. Wing D detail.
